Pretty much anything south of Osbourne (East of 275) and anything east of 15th are not on my radar (crime is too prevalent).

But consciously saying I am going to take a low rate of return believing that the property I am buying or the city I am buying will go up in value is not a smart investment strategy.I have not seen that per se in this forum, but the conversation has tilted as it usually does on this site to strategies that are more prevalent like SFH investing.No matter what the strategy is, it is always smart for investors with this kind of money to exercise patience, educate themselves on opportunities and invest in the way that they are most comfortable - IMO.

It's still the prevalent attitude in the South.

I regard governments with deep suspicion and mistrust - an attitude that was fairly prevalent when the founding fathers were doing their stuff.

Now, I use to work with one of our Missouri Real Estate Commissioners, I've spoken to her many times and Mo. has the same view as other state like Ohio's stance, in 2017 more attention will be paid to illegal wholesaling as this activity is getting more prevalent, that means more crack downs and fines. 

I would suggest staying away from condos unless they are overly prevalent in your area.

Im not sure of that area because we are in FL and offer Full Service PM only but I know here they are prevalent and usually referred to as cohosting services. 

Try looking on AirBnB and see if there are certain municipalities that seem to have a plethora or prevalence of listings.
