Out of the three there, I'd say Doylestown based off growth rates and the issue of perpetually increasing tax burden in the other two.

The problem is that the stereotypical Potter or George in a simplistic movie like "it's a wonderful life" was not representative then or now of reality.Slumlords then and now still make the highest returns since they deal with a client base that is only suited to slums.

The stereotype that high income millennials can't buy homes because they are spending their money on lattes instead of a down payment savings, is no longer true. 

Maybe this is your way of locking in the *ideal* location for you business in perpetuity.

Its lots of negative stereotypes about lower income areas and its a huge disservice to people in general to broadly and negatively paint an entire community.

Otherwise, you will become the perpetual student like most people.

But there are some very thriving cities in the DFW area that are doing really well.I think Houston is closer to the stereotype that Northerners have for Texans.
