I have a property that is perfect for someone wanting 30 days, and I never had 1 request for 30 days or more (and I don’t really want it anyway, but just saying) - I definitely wouldn’t bother in your situation.  

(BTW, that agreed on price should be the main data point in value).Even in a commercial appraisal, applying a cap rate to determine value, +- a quarter percent, which is a perfectly reasonable delta amount, will swing those values dramatically.Like BPOs, appraisals also use terrible comps many times, especially when they are doing so blind with no set sales price set to achieve.

Most people can’t wait that long so I tell them to invest in crypto or something else if they need to hit home runs from the start.

In these areas, you will generally not cash flow that well for the first few years, but years later (like me now), I can retire off the profit that I make from these same properties.Ultimately, this is how I chose to play the game and it is not the perfect game for everyone.  

Shaking hands across a desk is great, but so many CPAs are set up to serve you virtually, that finding one who is a perfect match for you may be easier than you think.Best of luck to you.

New faces were EVERYWHERE and it quickly became a head shaking exercise weekly as we had max bids (and if anything, you'd think an experienced person could go a bit higher than a newbie) since almost certainly we could get it done for less and I was still part time then, even the full timers who could knock em out real quick and efficiently were amazed at how high so many went, there was NO WAY there was profit there.I did the same thing, moved upmarket, but if it weren't for years of experience and years of reading about what those buyers want, not just in near perfect quality, or perfection on the high end, but also the features they want.

I was able to find a local bank for financing and the banker had previously lived in the US, so spoke perfect English.
