TN doesn't have the same restrictions some other states do so they should be able to provide you with a couple options at least.

Federal law is there but the law that rules between state and federal is the more restrictive of the two..

Problem here is, apart from the zoning restrictions of STR, purchasing a property is extremely expensive.

Hey @Martina Su, do a search as there are several threads with tons of info.The bottom line is that there are restrictions all over the place so you should get a good realtor locally who knows the areas and market to guide you.

Some folks haven't been able to list their homes due to the restrictions of the municipality.

Are there any restrictions on re-selling it also as a subject to to a new purchaser? 

I've been educating myself on real estate for the past 3ish weeks or so but I have about 10k worth of credit card debt should I try and pay it all off so I can get my credit score up and have better approval odds for my first investment loan (I would be using my VA loan).

In the end unless you are in an odd spot of selling the property within 12 months of the wrong date, it won't really matter for tax purposes.
