Once in a blue moon you will see that an agent in, say, Sacramento gets a listing for a property in Oakland, doesn't think about the implications, it doesn't show up to Bay Area agents, and you can get a better deal because of the LA's screw-up.

If you are renting  5k a month ocean front condo, then I would be concerned.If this is a 1k rental in a b-c area, I would be more concerned with job history, evictions and criminal record.

Clearly, the Inland Empire is on the up and up and there's only so many homes this close to the Pacific Ocean. 

As long as you equivocate, they will cry the blues and say they have nowhere to go.

Why can't it be like the ocean where there's just a sign that says swim at own risk?
