Then I would give ample notice that you are coming in to do the necessary work.

Your dad needs to talk to her case worker as well as give her notice anytime she is short on rent. 

I noticed quite a few of the reviews were from dead accounts or 1 and done posters so I was a bit weary about the legitimacy.

I'm not an attorney, so take my advice with a grain of salt: a broker who works with investors of all walks of life, big and small, I've noticed most form an LLC once they have two properties or more.Many will form one if they just have one, but if you're talking about house hacking, keep in mind, conventional lenders don't allow entity closings and they are the only lenders that'll allow you to live on the property.DSCR/hard money lenders allow you to close in an entity, but you can't live on the property.

One common theme on the forum that I have noticed is that reators who are active in a certain markets keep pumping their narrative and bias which puts me off as the motivation is at question here.

So, I ended up increasing there rent from 950 to 1100... contract signed, took effect 10/1 .. section 8 already paid a portion of it $1050, she owes remaing $50... anyway.. after they signed the contract a week later they sent me an email giving 60 day notice and are planning on moving out 12/1   ughhh

And a 3rd time, I'd take notice.

I would provide notice that ownership has changed and ensure they understand the payment process and expectations.

Several years went by and a town inspection found by a drive by inspector noticed the unauthorized alteration, ticketed and fined him for the infraction.
