Bought it for $300,000, it appraised for $375,000, and the gross rent is $2,625.My lender only lets me pull out 80% of the purchase price right now. $240,000.

One requirement for this loan product is that the rehab must be completed by a licensed and insured contractor approved by the lender.

Also seems like a lot of MF sells occupied with tenants in place so you just have to comfortable with that and contracting up from and seeing inside after contracting.    1st step is to find a great lender and get pre-approved for a loan so you know what your budget is.
