I don't require my agents to join NAR and in fact dropped my membership when I opened my own brokerage.If the situation made sense, I wouldn't necessarily require an agent to join MLS, but it's such a basic tool of the trade, I can't imagine someone who is active in the business going without it.

If you paid $500k and houses are appreciating $50k per year, and you think there's little to no ceiling, then maybe it makes sense to spent $15k out of pocket to keep it.

So as investing partners it makes sense because we will both have extra cash at the same time, we partner up to cut the risk in half + we both specialize in a couple things the other does not in terms of being a rental property owner (e.g. running the books + marketing vs actually fixing things).
