I'm also a newbie and not sure where to start.

I mean, once the deal is inked, then I'll be in charge of a syndication and contractually bound to certain things, and even with good property management in place, I assume there will be some headaches (especially as a newbie).

I prefer to be able to offer some value to her or others willing to help first and come from a place of giving...but as a newb I am finding that's not the position I am in just yet.

They should be able to perform better than a newbie to that product area but then they charge the acquisition fee, operating fee, and profit share bringing down the return to the LPs.
