Have you considered diversifying into multiple smaller properties or going all-in on one larger property?

I handed in same docs multiple times, get no response, they'd pull forms out their a** before closing. 

They won’t offer financial advice or specifics about what they think you should do but are there to answer questions and help you look at things from different perspectives.

I went from buying multiple properties per year to doing nothing 2022. 

Seeking to invalidate someone's perspective before asking for details is not productive.

However, you can likely sell all the properties in the required timeline to do the 1031k, although that will take some effort/cooperation between multiple buyers/brokers, considering the separate markets.  

And I may get multiple bids for the same work, like multiple paint bids, multiple roof bids, multiple flooring bids, etc.

The combination of multiple income streams (motel rooms and RV spaces) and its location near outdoor recreation and a nearby urban center makes it an intriguing deal.I have experience as a broker working on RV park and mobile home park (MHP) transactions, and I’m currently working on deals in this space.
