It's getting a lot more (much deserved) attention lately and it was the highest appreciating market in the country, edging out Miami, the other month. 

If the property has not received a lot of attention is it worth submitting an offer below asking?

Somebody said 30 days and everyone followed suit.I was a the Dr last week and the Nurse said Charley Horse.I asked if that was a medical term, which it isn't.

Section 8 rentals are a huge opportunity in the area, and medical students/employees at the nearby hospitals are a great pool of potential tenants as well.

I've tried advertising on Zillow and didn't get much attention with the current rental, so I may just use airbnb and furnished finder for now VRBO won't work since I'll need to rent out the entire place, and I'm only renting a room. 

I payed special attention to the first few guests because those reviews are so valuable.
