If your looking at loans on commercial property, that's probably not an issue.The foreclosure mediation program is in effect here in Nevada though.  

@Mindy JensenHi Mindy, caveat all this with I've not taken any kind of classes and have no certification on asbestos, but we have re mediated and disposed of some items that tested positive on a rehab. 

A dehumidifier is a must there and would prevent future mold from forming (after the current mold is re-mediated).

You can try and contact the seller and start communication with the seller but it might cost more than mediating

I haven't called him back yet, but will, to try and find out more.....BUT, the first would seem the biggest stumbling block.I did a lot of negotiations in a prior life, including as a settlement conference judge and mediator, and was pretty successful in getting people to recognize the financial disadvantages of not resolving their disputes instead of going forward (in those days, to jury trials), but the lawyer for this lender seems uninterested. 

Afterwards to mediate your risks, pay minimum on 4 of the places (Just going along with the above numbers) and pay the extra cash flow straight into one of the homes, and at $500 a month, that is $6,000 extra a year, and that will compound quickly.
