Ours are very simple boxes and we get economies of scale since we build multiple houses at once. hope that helps  

We do want to settle in a little bit here while continuing to do our homework, but hope to get into something in the next 6-12 months.With the way interest rates are looking now and what little I see on public listings, I think a smaller multi-family that needs a little rehab would be the best bet.

I believe and hope this will help everyone that's starting out, especially if some more experienced people pitch in and correct any assumptions I made that appear inaccurate.I'm including the complete breakdown below, but for those scanning through it goes like this.

If the buyer is losing money on his investment, and walks away without gain, then by definition there is no “equity skimming”.  

In your mind, is losing $9,500 worth saving $195 per month? 

And hopefully I can be financially independent by paying the mortgage down eventually.
