Not sure I totally agree with ScottFicek's analogy about hillbillies, as I'm from the South and hillbillies/rednecks can be found 25 miles outside of any major city in the U.S, but I do understand and agree with his logic.......the term "slumlord" should definitely be attributed to the person's lack of care about the tenants & property and not the low income housing they are investing in.

Mike,While there is some logic to the cycles the details are not accurate for all markets all of the time.Some markets have downturns which really means prices stop going up but they do not really fall.There are markets where prices fall but the recovery is closer to 3 years rather than the 8-10 you are expecting in your cycles.To all:DYOR - Do Your Own Research for you market.

This thread has had several people offer advice based on common sense and logic and thats all great...BUT...What new and inexperienced investors never seem to realize is that common sense and logic are two things that homeowners don't listen to.Why do I say that?
