I’m self managing myself but the tax side of it is a little confusing to me but I’m recording everything involved as far as maintenance, traveling, expenses etc. just want to know what some people would do in my situation or what to I can benefit from come tax season For tax purposes, the Depreciation Expense (non-cash) will likely generate losses with a cashflow breakeven property.

I would still work with a title company on this and let your lender know (if you have one) of the name change and what you are doing so they do not think you are selling the property.Another option would be to create a living trust for estate purposes and transfer it into the estate.

Putting a long term tenant in a property here that you are BRRRRing won't cash flow unless you plan on leaving a good amount in the deal to do so, but that defeats the purpose of the BRRRR.

Assuming this is in fact a good deal, and your friend is a qualified GC, instead of trying to be the lead investor, he should be searching for someone who has the balance sheet to take down this deal on their and be a transactional participant.
