I'm having trouble with the larger over five unit buildings

It starts out that they're very attentive of the animal, but then a year or two later I'm stepping in dog **** on my own lawn because they got bored with the animal and don't care for it anymore.

Starting out, I would like to focus on small multifamily (2-4 units) and then scale into larger investments. 

Or is it advisable to go with the larger units for better ROI?

Who the heck will rent to residents with 3 large dogs?

Most of my experience is with larger multifamily, so there's only so much information you're going to get from the owners of those properties on the front end.

They just need real inflation to be slightly larger than income, and gdp growth (including inflation) to be larger than treasury yields.
