Mississippi is pretty small not a lot but start with DR Horton, Lennar, etc. most companies are after large growth cities though. not sure about Jackson

Again, large commitment of time, patience, and ability needed.The amateur of “semi pro” investor should realize that the professional investors (such as myself) spend ALL DAY EVERY DAY doing the above.  

There are slight Regional variations in labor prices, but it's not as large a discrepancy as people think.

I have know a few park owners with large enough lagoons that they convinced the city to take over the lagoon so the city could have more sewer capacity for other areas.

Personally I don't keep much cash on hand for emergencies, but I do have a large untapped HELOC that I can use in a pinch.

Beyond that, real estate is largely local; in my market we are not seeing anywhere near those numbers.
