Instead of evicting them, i was thinking is there some way that I could rent it back to him for very cheap (mainly to cover just the taxes/ insurance) ie 2k a year rather than the going rate of 2k a month for similar properties.

I met up with an investor from here back in the day and he told me to put animal cages in my rentals.

Later, they were able to get the gas and electric turned back on.

You could get most of your down payment back, or be able to pay off investors quickly.
