When I hear how much people are spending on education with gurus or even 'local' coaches, it breaks my heart--that money could've been a downpayment on a house.If one is committing to spending tens of thousands of dollars whether upfront or splitting a minimum amount of deals, it's one of the worst mistakes that you can make in my opinion...In a world where information is at our fingertips and there is a blueprint that exists for everything, you'd be better off investing in courses on overcoming fear of change, lack of motivation, etc.

VA I think most want the benefit of zero cash down so thats a bit of a draw back and the inspection is rare so approved for VA wont go through with funding due to lack of inspection.Again I have never bought a house at auction nor am I in the Military so this is just from my research but not tested.

So this doesn't seem right to me...if I see "new construction" as a buyer, I:a) assume the home has never been occupied, andb) that licensed contractors were used to build all aspects to state code, to offset the lack of required inspections.I know homeowners can do their own work, but shouldn't that imply occupancy and be listed as previously owned home vs. new construction?
