Keep in mind turnkey companies do get bulk discount from their subcontractors and vendors, some company pocket the discount for themselves, some company pass onto the discount to their customers and offer a great price.

Same guy handled a triplex rehab (the one with the theft), and that's where he took money that he simply pocketed or used in some sort of Ponzo scheme to pay off other debts (I have no way to know, but the money did not go to contractors or to continue work at the site).

I am new to bigger pockets so what is the best way of connecting with you? 

Let's say I buy a 4-plex worth 1 million with 20% down payment, I will have to shell 200k out of pocket, would it be possible and is it even a sane idea to  use up the entire IRA for the down payment and fund the remainder of down payment from out of pocket?

They typically don’t go above 50% ltv and usually pay cash for the properties.The only people who would do this is private individuals with deep pockets.

I am eating it out of pocket, and going to try to push it back on FEMA and any association that can work with me on it.
