In order to offer capacity, the carriers are now needing an increased number of sites, generally lower in height, in areas that are very close to where the users are (downtown areas, shopping malls, busy intersections, etc.).

Appreciation in this area and city historically is quite significant, but I am not relying on that even....the value is built in on the purchase price that is well below market rate.The reason no one else is jumping to buy it is because it is on a busy street just outside of downtown (less then a mile) in a weird intersection in terms of access.
