Of course, this isn't as wise with larger properties...You need to determine how much risk you are willing to take and how much your want to pay, both in direct costs and administrative time, to layering up with LLC's.

If your answer to these questions is anything other than "NONE", then you're wasting time with entertainment that you could be out getting that education and experience directly, instead of looking for (or being on) a job to get it indirectly doing for someone else, when you could be doing for yourself.When I made the decision to get into Real Estate Investing, I dropped all forms of entertainment for 3 years - and replaced it with books / audible, podcasts, webinars, meetups and seminars.

So, be careful as to where and how you market.If you want to indirectly market, be active in the forums (it's time consuming).
