Beware of trusting people with a profit motive.

So everything going downward including his house being foreclosed for unknown reasons he gave up and lost his motivation holding onto what he worked so hard to achieve his wife, his house his kids...

I have had a hard time getting any motivated sellers on my list to even approach and thinking about spending money to get one of these lists.

That is a great motivator for Seller to work with you, but expect a negotiation. 

Lenders are motivated to see the project succeed since they’ll benefit from the upside.

Definitely a more niche type of product, but, incredibly useful, especially across the Midwest where many rental properties are less than 100k.

I have been having an absolute blast and find my self incredibly blessed for the life I built with my family.  

I think the property would have to be incredibly unique to make this argument.  

I know you already said it was great for motivation, but was the actual content valuable?
