Unless you have a fine listed in your lease then I don't think you can impose one. 

I've heard horror stories of landlords having to make $5k+ in seemingly unnecessary upgrades/repairs to appease the city inspector.

I don't really spend money on unnecessary things.

The taxation they impose if you own more than one property is nothing short of highway robbery....especially if you are a foreigner like me!

For student rentals, it was easily the best deal on the market.Worse, in other areas, there are restrictions that can be imposed down to a sub-neighborhood level on the percentage of renters allowed and the number of unrelated adults in a unit. 

We have to complain to the PM, who'll in turn get after the other tenant, and then the HOA board which can impose fines.

Where else can you find yield without taking on unnecessary risk?

And humble too I see……I didn’t ask what you were worth….Just commented that the shade you threw was unnecessary. 

Then see if that number pencils out for you for rental and a return on your investment that makes sense.On another note for the OG poster, here in CA, ADU's are much easier to do now that we have passed some great laws to cut through some red tape and prevent local jurisdictions from imposing rules to make your ADU impossible.

However, if you are planning on bringing on JV partners or Syndicating a larger asset, you are then becoming a fiduciary of other investors' money; you don't want to take unnecessary risks on upside unless market data supports it.I personally would advise on your underwriting when considering what offer to make you should factor in some vacancy expectations.
