That being said I can't get another town to cite the ice fisherman when they are drilling at 6am so it's all in who you know and how much support there is for enforcement.

And keep an eye on the weather for cold fronts that can ice over water that has melted onto your sidewalksAlso want to remove any icicles that form around gutters etc.

I wouldn't have assumed that low of a rate (then again I don't know Kansas), but if the numbers work at that low of an occupancy, the rest is just icing on the cake!!

I figure there's certainly some ways to deter an older tenant (e.g. live in a place that gets ice in the winter and have 5+ steps up to the front door) that some might consider given the complaints of some of the folks above about things like "smell" and repair requests they've seen from older tenants.Nonetheless, here's to hoping we all get the dream tenants like @Ted Klein's appears to be, regardless of their age.
