Not sure the type of home, but sometimes you can decline masonry cosmetic coverage that can help with the rate.

It’s not too far from Alabama, and the state has a solid Section 8 infrastructure in place for both single-family homes and duplexes!

A majority of people who rent homes here have 100% equity in them so any rent will cash flow. 

Fast forward a year later I am at home (Chicago) and find myself in the beautiful suburb of Oak Park.

It’s a 3 bedroom home, brand new build and just shy of 1500 sq ft.

There are two basic models - the traditional larger 50 - 100+ bed facilities, and a trend towards converting SF homes into 6-10 bed facilities.  

You won't run into too many with the quality housing, but there might be a few good Sec 8 homes that you get a good deal on and you want to be prepared.Otherwise, pay special attention to the finishes you use as the quality of finishes can leverage an extra 10-20k in appraised value which can get you the financing/refi that you need.Happy to connect and help where I can!

However, prices on $1M homes haven't really appreciated all that much and we are looking to move to something much smaller near where our kids go to school. 

Report it to the credit bureau as a loss - and they won't be driving a new car, getting a new phone, renting/buying home until they settle with you.
