Even though I already know it, I think I need to keep reminding myself that I'm in this for the long haul and to solidify my whys.As far as your advice on the niches, I never actually thought of it from that perspective. 

You could try to sell separately but that depends on if the buyer can determine whether or not you’d actually be willing to haul all of them out there if they don’t want to buy them.

That management company could buy toys like trucks and tools and take those deductions.

These machines are all of the power you need.Line up ahead of time either a dumpster of trucking company to haul away waste.

That's the cost of the truck to haul it into place and does not include the cost of the home itself.Based on this cost, most tenants do not have the funds to move their homes and your park will be barren for a long time. 

You will likely need a large dumpster in front of the house to fill and later have it hauled away.

You can probably hire a junk hauler for under $100 that will load up all the garbage and haul away.

No one can seem to explain exactly who is an employee and who is an independent contractor when it comes to landlording and hiring anyone to do minor repairs, cleaning, hauling junk, etc. 

Will the site require large amounts of dirt to be hauled in or hauled off the site? 

Hi Shivron,If you exhaust all other options you could buy a $40 shingle scraper and remove the shingles yourself.You would probably have to rent a trailer to haul them off to the dump if you don't have a pickup truck.That and a home depot card for some new shingles and etc..., plus a few YouTube videos you might be able to self-roof the place.It's not Rocket Science.If it's tar or membrane it will probably take a professional to do it though.But if it's just shingles, many people do that themselves.Plus i'm surprised they made a loan with 4 layers of shingles, and in such bad shape (if they are shingles).Good Luck!
