I have never not gotten a property because I couldn't get into it fast enough, given I have 3-4 good realtor friends that could always get me in.  I

So for now I would say my goals in REI are to learn as much as possible, build my net worth, and put myself in a position where I can decide whether this would be a viable business for me to focus my efforts in. I

The area I am in is not as big or popular as main LA area but searching listings on MLS especially listing that have been sitting for a month or longer is a good place to start.
