Unless you are doing all of the maintenance yourself, figure about 5k yearly for touching up paint, repairing misc. items the guests break, bikes, kayaks, BBQ grill, pool maintenance, lawn service, pest control, replace TV remotes every time someone checks out.

PCE came in this week pretty much as expected, which is to say inflation isn’t cooling off fast enough to warrant cuts.

I have seen some very savvy models, and also have worked for multibillion dollar real estate firms who have really cool looking models, but the key is the data that goes into them and the assumptions made.

I have a list of 1/2 dozen properties in “cool areas” that will cashflow out of the box, and have a vacant unit, that I just prepared for a client looking for something similar.Let me know if you need contractor recs - my contractor is an investor as well, and will help maximize your budget/impact.

The kitchen is what's sold me in my first house and it'd a great lay out in my current house.My next house I'll be a bit more specific - bigger deeper sinks, pasta faucet even if I only use it once a yesr for a big jug of summer iced tea lol and a dishwasher, walk in pantry are on my check list.I feel other amenities like skylights or big windows, cellars for dry storage would be cool too but I'm not really a big baker or canner lol.Now it's got me thinking - imagine a hidden island?
