Yeah I am sure Ohio was and is probably still good market, but if all investor were heading towards Ohio, what happened in Austin and San Antonio will happen again, not sure if there are a lot of new build in your market.

The challenge most investors have, and people in general in all areas, is they get excited about something and dive in head first.  

Didnt bells go off in your head that something seemed maybe wrong with this ?  

I met the association head and he's very stubborn about it.Because of the complexity of your case, it may help to get a professional to give you guidance as to the correct approach.

Just have to write more offers and buy uglier properties:)Flips are done at even higher price points, but again, have to be very careful to understand the Neighborhood, where it's heading and then the block.We've applied Class A, B, C & D labels to all of Detroit's 183 Neighborhoods - to help investors make wiser choices.

That’s definitely the ideal scenario that I was concocting in my head to convince myself to give them a shot, but without them showing much interest in submitting a more formal application I opted to deny the request.

. - sophisticated value adds: development, TIC/coop, take advantage of localized regulations (2 off the top of my head: San Jose lot split for ADUs, San Diego city unlimited ADU count in existing conforming building), etc.
