Hi Alex,Thanks for the mention.Unfortunately, investors sometimes expect providers to subsidize all loss of income incurred on a property which isn't feasible.We do our best to minimize costs and in many instances "eat a cost" that we shouldn't.Can't control "acts of God" or the weather/other people lolAs we all should know, there are ups and down's with real estate investing.Business is easy and people make it difficult as the saying goes.Our PM never just throws "a body" into a property just to call it "tenanted"Why?

heloc terms are not the same as fannie mortgage terms (like @Chris Mason mentioned)for instance I have a 90% heloc on an old primary that was ZERO cost, and the rate is prime -.001%. this additional LTV might help your cause. a heloc is also not necessarily due once you move.

I’d look more at the properties long term potential, without knowing anything about the la market or this property, I wouldn’t trade all thing equal a property in la for a bunch of row homes in west Baltimore for instance, however I’d trade just for example a property in a rough part of la for a property in Montgomery county Md.
