. - I think the problematic part of the argument that government should not allow anyone to build in those areas is that it is too broad of a blanket policy and if the same principle is applied equally to other areas of the state and country, there will be many places that you will want to apply those restrictions to.

You could park that money in the stock market and live off the dividends of 80K a year using the 4% rule, and watch your investment grow in value while you live off the dividends, never touching the principle.

The key is simply act ethically and professionally in everything you do, disclose anything that needs to be disclosed, and hold yourself to a higher standard than even the public would hold you to, and you will be fine.

If you gain advantage by letting an agent double-end a deal, then that agent is not being ethical.
