Not 100% effective but helps

If your goal for house hacking is not to cashflow immediately it may make sense if you're paying a significantly less amount in mortgage and expenses on your house hack because the other side is effectively helping pay that amount.

But renovations and tenant selection are the most critical parts to a successful deal.  

If you are going to complete the BRRRR method in a lower tier neighborhood, select a neighborhood with the fundamentals that indicate the neighborhood will transition to a neighborhood where home ownership will become more prevalent.

You can’t selectively apply the loss.

You have to know how to manage that property effectively to make it work.

In my experience within my market, Craigslist is effectively full of scam listings.

It may limit your property manager's ability to select the best tenant.
