I think I would therefore, not allow a tenant to sign a lease more than 1 month before the move-in date - that way the security deposit can be used for damages if I lose any rent after the move-in date while I am trying to find a new tenant; and the security deposit only covers 1 month.

I understand that the majority of the risk in Section 8 is from tenants damaging the property, therefore depreciating the asset over time and leading to high maintenance costs.

Then last night Asian markets digested that their largest export market (USA) may be slipping into Recession, so Nikkei _Japan down 13% worst loss in a day since 10/1987, Korea/Thai etc all down big, so now SP500/Nasdaq/Russel/Bitcoin/Ethe all down big as they digest the near term risks, price in higher risk of recession/unwind the Japanese Yen carry trade/rotate from over-valued AI stocks with no near term profitability/Buffet dumping Apple/BOFA etc/and digest domestic politics ( I agree with you that Dems have low chance of winning, whoever runs, due to low turnout from bad economy/inflation damage) but no "coordination" is really necessary to explain the market movements.

Taya covered for him and lied about repairs being completed when they were not, hid real damage with the progress photos, and so much more.I paid 13k for a roof on a property last November that was never completed, when I confronted them about it, they lied and told us that it had been and took deceiving photos that hid the work that had not been completed.

Also make sure you get his security deposit as you will need to return it to him in full when he moves out as you have no idea what the condition of the home was when he moved in (and let's face it after 24 years most damage can be considered normal wear and tear).

If the oil runs out and results in damage to the system, the tenant will pay for the repair.I also recommend you be clear about this in your written lease for future renters.If there are repeated violations, terminate their lease and start with a new renter.
