Years have gone by and really I feel like it was just a distant memory that is in the rear view mirror.

I wouldn't stress about being distant from the property from an operational standpoint.

I wouldn't recommend going for a 60k rental in some distant state, this is almost sure to a stagnant investment in a rough area.
