I wouldn't be on site managing like a true 'project manager' who works for a GC, but I'm booking the fumigation around the demo, the granite around the cabinet install.

Demolition entrance porch and bathroom ( including block supporting structure (steps will remain on (do not demo)) - replace with wood to support structure and if absolutely necessary use block if needed but minimize cost here as well.Construct gable roof structure to replace bathroom and porch to meet minimum size requirements for bathroom - adjust the entrance way to bathroom only to minimum requirementsRoof must be metalAll new electrical and plumbing beneath ( I have an electrician who I have contracted to do teh whole unit)Provide the bare minimum cost kitchen counter and cabinets including sink if needed.

The house is in awful condition and most likely a hazard, but the condition of many of the items seems to be OK (assuming the stench doesn't stick)...We are flipping the house and want to get started on the complete rehab ASAP, so we're trying to decide if we should just discard everything with the demo and get going, or look into hoarding services, estate liquidators, pickers, etc.

I loaded up my smallest battery to test what the limits actually were. 2 - 2 amp hour batteries powered a chipping hammer for 15 min each to demo tile out of a bathroom.
