If your home is a 3+2 with 1400 sq. feet, you want to find other 3+2 homes with similar square feet in the same neighborhood and within the last 3 months.I would also suggest you speak to a few appraisers and pick their brain on how they comp, analyze, and adjust for value to come up with a subject property's value.Hope that helps.
