At the time I had a pretty good W2 job.I am also getting slow, but steady appreciation (good area, good schools) and I am able to raise rents a few % per year.... 

In texas you can for sure and many other states.. this is why buying notes one has to really dig deep into EACH states rules etc..

Matter of fact, the fed govt is currently going out of their way to make this more difficult to slow down the economy.

In the past I have sold the property  back to the original owner once they realized that it had been sold to me.One last thing: it is possible to clear the title via a court proceeding, but it is slow and expensive so make sure it is worth it if you go this route.

If it is a run of the mill transaction any agent can do that, problem is you don't know what you are going to get into you are knee deep in it.

The company would put lien on your home and it's going to be difficult to sell your home at a later date, slow down the escrow.
