I think you're right that I'm probably out of luck in billing anything back.Thankfully, the mold report didn't turn up any dangerous molds and it's not too widespread, I think I'll be able to clean this one up myself and then use a mold-spore killing bomb when the tenant moves out.

@Joshua DeesAre you really that hard up for a wholesale deal you’d go to a prison and jump through legal hoops to get a gang member to sign off his only worldly possession he has left and possibly put yourself in danger because of the gang connection ?

I was told here and there that renting out a SFH that has keyed entry bedroom door knobs (standard single cylinder and turn-button on the other side) is a fire hazard and against some kind of code or, if not, makes you liable for fire hazard dangers.

one guy got 5 years in state prison for that little scheme. its a very dangerous model for those with limit money.. just like the other guy said in FLA you can end up in jail.. well you certainly can in Oregon if your scheme was to be a bad boy or girl .

It's more of an issue if they keep missing payments and eventually have to be evicted...but that can happen any time, regardless of a crash.The only major dangers I see are: a substantial decrease in rents and now your expenses are no longer covered (generally not a huge risk) or if you have an adjustable-rate mortgage (hopefully not).
