These days cap rates are getting pretty compressed and an 8 cap is very rare; I would expect to pay much closer to 6 for C class.I don't have an answer off the top of my head for snow removal, it really depends how many porches, walkways, whether parking area is included or tenants shovel themselves out, etc.
