It depends on the area but cap rates are fairly compressed in KC right now.

However it appears the coupling in your pic is an old compression fitting, and they sometimes just let loose...I always use threaded connections.

These days cap rates are getting pretty compressed and an 8 cap is very rare; I would expect to pay much closer to 6 for C class.I don't have an answer off the top of my head for snow removal, it really depends how many porches, walkways, whether parking area is included or tenants shovel themselves out, etc.
