I am reading as much as I can about the risks involved in fixing and flipping so please spare me those details.

We've been considering drop ceilings but we only have 1.5-2" to spare before we drop below the minimum allowed ceiling height.

I have spare time quite often, but it always varies week to week based on the weather and seasonal business patterns.

I am unsure of where you lay at this point in terms of utilization or cash, but if you have the money to spare, this option is the quickest and easiest.

What someone can tolerate who has a job that has 6 figure income but not spare time won't be the same as a Starbuck barista working part time. 2) Unless the property is in a prime area and in very nice condition $1,200 for a one bed is stretching it quite a bit IMO.

Louis there are not enough new multi-family developments to put together a suit with enough volume so we have been spared that problem. 

I do work slightly more hours than your average Joe (50-65/week), so time is not a huge luxury, but I definitely have spare time.
