For a first time OOS investor, I'd suggest buying a single-family or duplex LTR to make sure whatever market you choose is a good fit.

Many lenders offer options for owner-occupied financing on 2-4 unit properties, which could be a great fit for you.Long-Term Vision: Since you’re already in a mentorship program for multifamily syndications, keep that long-term goal in mind as you make decisions.
