You need to build your credit.

You will likely need to rehab for any strategy but Co-Living will be more bedroom additions which is less cost compared to kitchen and bath remodels that are more needed for furnished rentals. 

Depending on your finances you don't necessarily need to start with a duplex, but I wouldn't go any more than 4 unit if you're going residential.

We knew starting out we wanted to create systems and RentRedi met our needs. 

What matters more is how easy can you get there, how often will you be there to learn, how good is your team. 

I would like to go to a more simple software like Rentastic, but here are my concerns.- Loss of historical data (for both IRS audits and for personal portfolio tracking.)- Unfamiliarity of software with my Bookkeeping and Accounting team.
