Rehab Loans do not generally care about your DTI or your income.

Take care of work requests under $x?   

Pros - guaranteed rent, tenants stay longer on averageCons - more mgmt needed (lease violations), they tend to not take great care of properties (increase maintenance expense or deferred maintenance)

If you can arrange a visit to see how the tenant is taking care of their current place, that will open your eyes as well.

I personally used a 40k ADU grant with CALFHA HPP Cares that covered a chunk of the cost.

They even added a small “welcome basket” with loccal treats, and guests loved the personal touch.. it became one of their most mentioned features in reviews!

We have been using it for our listing descriptions and reviews / review responses.
