Why do you care if a crazy person on the internet calls you a scammer?

I was told they take care of everything when setting up LLC.

And having done this for a long time, it is the rare renter that cares about the land.

I am 100% against prenuptial agreements.If someone is concerned about losing their investments, they should be careful who they marry.

I personally don't care for large lots.

Logically, I would care more about getting the best price but not overpricing to where the home sits on the market. 

Your scattered approach is going nowhere fast (analysis paralysis) and is highly likely to result in someone taking advantage of you:(Recommend:1) Figuring out what investment approach suits your skills & risk tolerance2) Determining where in the US to apply your chosen approach3) Learning everything you can about that market4) Networking & building contacts & team in the market5) Doing a "test" investment in that market to make sure your expectations are met6) Investing more if your expectations are met.-- If not, go back to step #1 as you many have chosen the wrong approach!

They don't care and they'll say its your fault putting their child in danger.

@Howard Cheng, the IRS does not care who the taxpayer for the property is. 

While it may get your home chosen over an identically priced one it won’t add value.
