Entering into a contract to purchase a property, with no intention of or ability to close on the property my be perceived to be what is called fraud by inducement.

I dropped out moved to a sleepy ski town in Colorado and became a Ski bum (well snowboard bum).

The past two months I have had to: replace the roof due to it leaking in the laundry room, fix major plumbing issues after the basement flooded, three of the four tenants gave their months notice the same day, manage drama induced tenant issues that lead to my first eviction, and now an hour ago I was informed that the power is out on the entire first floor for no apparent reason. 

A bum off the street is legally allowed to do your taxes and get paid for it and yet a barber require more qualification to cut hair compared to selling your house or doing your taxes lol.You should look up your states requirements and local schools near you but I would find a mentor and shadow them to see if you would even enjoy the work.

I really want to help the seller, I will be bummed if I can't figure out a solution. 

At least I negotiated with a bunch of lenders and got a pretty amazing rate with below average lender fees, but I'm a little bummed about this issue as I thought that I was going to be able to shop around for title fees. 

After I sent that message yesterday I was bummed to find out there were 16 owner occupy offers, and investors aren't allowed to make an offer for 4 more days...I'll make a very strong backup offer though.

@Jay Hinrichs That is great news..I was just looking at Property Radar last night but was bummed to see it was limited to certain states, but not now! 

Your line of thinking should be How do I buy property and get rid of the fellow. a no job no nothing BUM.
