Mulitfamily properties are going to be old, beat up, need updating, have things that need to be brought up to code, etc.Whether its a bad time to buy.......It's always a bad time to buy.

Barring an unexpected flood of housing being brought to market, I do not see a scenario where supply and demand will balance out.

My real estate agent brought in a mortgage broker to work the best loan he could get me.

He brought me $500 in bills for leveling spacers and thinset and redguard/crack prevention.

Only one contractor included trade repairs which brought the final total to $22k.

For all my flips, items are stored in the house itself, other than smaller fixture items which are prone to get lost, which get stored in my personal house and brought to site when needed.  

The breakdown is $23k in arears, $10k in assignment fees to the wholesalers who brought me the deal.

I brought a portfolio purchase to them.
