Love the deco, pool and the screen in the backyard.

Currently I'm having a hard time filling my rooms, and it's making me re-think should I allow cosigners if I screen them more? 

If you can't get the residents out that are not paying, then nothing will help.I would hire an attorney that deals strictly with evictions and start issuing eviction notices to anyone who has broken the laws of their lease.

I also have just recently broken through having a dozen doors.   

Do you screen them first, or get to an agreement, let them view the property in person, etc?

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

@Benjamin Hill We use Smartmove and I definitely recommend their tenant screening.

If the inspection shows broken pipes you do handle it, credit the buyer, or look for a different buyer. 

You want a service that provides a full credit report, full criminal, identity verification, etc.Then it would help if you had clear screening criteria.
