I wonder if your borrower’s lawyer explained that if they move their LLC, they must still register as a foreign entity in the state where the property is located to defend against any actions you might bring.

I know on my new builds since we cant put the BAC on the listing the brokers bringing in Buyers just pop in what they want to make and well its more than I am willing to pay when I have to build the house for them and meet with them time and again.

The fees and conditions also can differ a lot, so you should try figure out first what kind of apple do you want (DP, LTV, rate) and then bring them to an apple-to-apple comparison to see which one gives you what you need for what cost (instead of accepting all the fruits that are on display from each different DSCR provider).
