B has dogs, a recent break up (and consequently unstable life) and to top it all has experience as a landlord.

It makes it easier for them to break up and move the GF/BF out, without the original tenant having to move out because they're both on the lease.Don't accept parents as co-signers.

Probably $7 a pop and it would break up the massive amount of green and help soften it a bit.

They have been together for one year and it's going to be the first time they live together, so it wouldn't be totally far off for them to realize that they're not compatible once they start living together and break up. 

Gut feelings and common sense are some of your best defense against a wacky tenant but once off their meds, breakup with spouse, or job loss, anyone can go wacky. 

I required the full deposit and first month's rent to be paid before they got their keys, but if they weren't moving in for a couple weeks, it helped them to be able to break up the payments over the two weeks.I could run their credit and eviction checks online and normally get results within an hour with the service we used.
